We provide a property management service which involves showing your rental property, screening and qualifing the prospective tenants, renting the property, as well as maintaining the property and handling all repair calls. Tenants pay rent directly to us, we do all the bookkeeping and accounting, and you receive a monthly statement along with your rental collections. Below is a list of services we perform that are including, but not limited to:
1 Full Inventory of each property.
2 Advertising of the property.
3 Thorough screening of prospective tenants, including credit/criminal background checks, and landlord/job references.
4 Showing of the property by qualified personnel.
5 Completion of lease and addendums.
6 Arrangements for repairs to be completed and inspections thereafter.
7 Periodic inspections of each property.
8 Monthly statement outlining income and expenses.
9 Collection of rents.
10 Serving special notices to Tenants when necessary (Notice to Vacate, Notice of Non-Compliance, etc.).
If any problems arise with the property, we will will have one of our subcontractor companies or our sister corporation, Home Improvement USA (which is a licensed contractor), handle the repairs. If plumbing, electrical, or roofing situations occur, we will have our subcontractors help out with those repairs. In most cases the prices that our contractors charge are less due to the volume of business we do with them.
When tenants vacate, our contractors renovate the property to a RENTAL-READY condition for the next qualified tenant.
At Home Hunters USA, we can sell a large unit apartment building and then manage the entire property. We will make the units rental-ready by determining what needs to be done and contacting the appropriate contacts to make it rental-ready. We can also do CMA's (determine the value) upon your request.
